Many property investors have become wise to the benefits that financial analysis and due diligence brings to building an investment property portfolio. Investors are realising that buying on emotion can be a fatal move and sensible property investments are made on their financial merits. Most investors use Property Investor Software to conduct their financial analysis.

However, there are many programmes available on the internet and unfortunately although they should all provide similar results, they don’t because many are simply inaccurate. A recent review conducted by iPropertyCo found that out of the top ten programmes available in Australia and New Zealand, only two of them where accurate from a taxation perspective and many of them were simply too difficult to use.

“No matter what programme you use to analyse a property that you wish to purchase, you must seek assurance from an accountant or qualified professional before committing to a purchase” says iPropertyCo General Manager. He continues “even the limited accurate programmes that are available in the market are prone to providing inaccurate results through the user inputting incorrect data”.

So in conclusion although using Property Investor Software can provide investors with an advantage, it’s important to validate your calculations with a qualified professional before you commit to purchasing an investment property.
